As mentioned on our homepage, a re-roof is the layering of some type of shingles over the top of the existing shingles on your home.  It is literally nailing or stapling shingles on top of shingles.  Imagine having a jacket on because it is cold outside, but the jacket is still not warm enough.  We are told to add layers, so you put on another jacket.  This jacket provides additional warmth but also bulkiness and weight.  Getting a re-roof is similar to this.  If the issue with your roof is isolated to the shingles you can see and not the decking or felt below, then a re-roof will protect your home but also add weight to the roof.


When we arrive at your home for a free roof inspection, we will assess the damage and recommend the best course of action for you.  If we suspect damage has occurred below the shingles, a re-roof is not something we are going to recommend since damage to the decking could have occurred and that won't be evident until the outer layer is striped off.  In which case, a new roof will be needed.


If a re-roof is an option based on the free roof inspection, there are a few benefits to the homeowner, if they are paying for the roof out of pocket, meaning with no insurance funds.  First, a re-roof is a bit less pricey than getting a new roof.  The main component in the lower price is the cost of labor.  For roofers to tear off and dispose of an existing roof takes a few hours depending on the size of the roof and the size of the crew.  That is time and labor expenses that are saved by doing a re-roof vs a new roof.  Additionally, if the existing roof is not being removed, there is much less debris that has to be disposed of by the roofing company, which also saves some cost.  Lastly, when a crew cleans up at the end of the job, there would be much less debris and trash (shingles, felt, nails) to pick up from the ground, and would also require less time with the magnet roller (used to pick up nails from the homeowners yard).


If, after the free inspection we recommend getting a new roof, we will explain the next steps and how the process is going to go.  After we sign an agreement together, you roof will be added to the master schedule.  Your sales advisor will let you know the important dates to make sure the process goes as smooth as possible.  If you need any sample materials to show your HOA, these can be provided upon request.  For a simplistic look at the process of getting a roof replacement, see the diagram below.

At Lekker Roofing, we offer a range of different product manufacturers to make sure our residential and commercial customers have the options and selection that fit right for their home or business.  We have the common composition shingles such as 3 tab and architectural (aka laminated) shingles, but also sell and install tile/slate roofs, wood roofs, and metal roofs.  Flat roofs are more common in the commercial roofing space.  This requires some special equipment, which we have, and the experience to do these right.


Decking

The decking is what is under the shingles on your roof.  It can play a role in the amount of heat that enters your home in the attic.  As us Texans know, it gets pretty hot in Celina TX in the summers.  Any opportunity to cut down on our electric bill and make our home more energy efficient is a good thing.


  • CDX Plywood: Commonly found and versatile.  Strong but will not provide any heat reduction benefits


  • OSB (Oriented Strand Board): Similar to plywood, and has certain benefits over plywood.


  • Pressure-Treated Plywood: Treated to make it more resistant to decay and rot.  Will hold up better than standard plywood.


  • Plywood with Radiant Barrier: A plywood that has a radiant barrier 'built in'.  This barrier is reflective to the sun and helps reduce heat.


  • Radiant Barrier Roof Sheathing: Also works to reduce heat on the roof and in the attic.


Shingles

Selecting the appropriate shingles for your residential roof is a substantial decision impacting the aesthetics, durability, and performance of your home. The market offers various types of residential shingles, each with its unique characteristics.


  • 3-Tab Shingles: These shingles have been around for many years and are the most common asphalt shingle visible on roofs today.  However, architectural shingles are becoming more popular due to their visual appeal and durability. 


  • Architectural Shingles: A more premium asphalt shingle than 3 tabs.  Much heavier and more durable.  They provide depth and body a roof.


  • Wood Shingles: These are made from cedar, redwood, or pine, and can be stained to make them a variety of different colors.  In the Celina TX area there are not many homes that have wood shingles


  • Wood Shakes: These look a little more realistic, a little more natural than wood shingles.  Not common in our area.


  • Steel Shingles: Strong, can last a long time


  • Aluminum Shingles: These are lighter than steel and are more resistant to corrosion.  Not common in our area.


  • Natural Slate Shingles: These are fancy and expensive, but add a beautiful look to your home.  They are resistant to rot and last a long long time.


  • Synthetic Slate Shingles: These are made to look like slate shingles.  They are not as heavy and are not as expensive. 


Roof Repair Celina

Water damage can occur from leaks in your roof.  This damage can come via the force of a hail storm, wind storm, trees that have fallen on your home, flashing that was incorrectly applied on your roof, or just simple decay of the wood around your home over time.  Sometimes it can take a strong rain to show evidence of a leak in your roof, but once you see the damage, it is important to get it repaired quickly.  Many people notice a leak due to stains that appear in the sheet rock on their ceiling.  Damage can also be visible if you start to see peeling or blistering of the paint in your home   These leaks can damage the sheet rock and electrical components in your home if not repaired.  This additional damage can add to the cost of the homeowner due to sheet rock replacement, painting/texturing, electrical repairs, etc.
